Due to our years of experience, we know what and how it affects the day to day on your farm and that is why we offer you these services, among others:

ADMINISTRATIVE MANAGEMENT

• Preparation of calls for Owners’ Meetings (ordinary and extraordinary) and attendance at them.

• Drafting, transcription, custody and dissemination of the minutes of the Meetings of Owners.

• Execution of the decisions approved by the Owners’ Meetings in a diligent and responsible manner.

• File and custody of all books and documents of the Community.

• Administrative management of all matters related to the Community.

• Realization of certificates.

• Processing and monitoring of the reports of claims covered by the insurance subscribed by the Community until its complete and correct resolution or, where appropriate, until the effective collection of the compensation that the insurance company must reimburse.

FINANCIAL AND ACCOUNTING MANAGEMENT

• Preparation of the annual budget (expenses and expected income) and distribution of the same based on the respective participation coefficients, determining the quotas that correspond to each community member.

• Comprehensive management of receipts (direct debit and non-direct debit).

• Monitoring, control, claim and collection of defaulters and debtors.

• Control and payment of all economic obligations of the Community.

• Settlement and payment of taxes, withholdings and rates.

• Presentation of the annual accounts for the closing of each financial year.

• Preparation and presentation of all accounting information in an understandable and clear manner.

• File and custody of all accounting documentation of the Community.

• It will deal with any taxes required by the State, Autonomous Community or Municipality when they are provided for in the budget of the farm, as well as queries related to charges, rates and taxes or any type of tax to which the farm is affected.

ADVICE ON WORKS
IN THE BUILDING

• Budgets will be requested for the conservation and maintenance of the building (elevators, stair lifts, facades, wells, plumbing, CCTV, etc.), and comparative studies will be carried out between said budgets in order to select the most interesting and convenient budget for the Community of Owners.

PROCEDURES BEFORE
OFFICIAL AGENCY

• All the necessary procedures will be carried out before the City Council and the Junta de Castilla y León in order to obtain aid and subsidies for the execution of works in the building, Building Evaluation Report, Technical Inspection of Buildings (I.T.E.), installation of Elevators, installation of platform lift, etc.

PAYMENTS

• Negotiations with financial institutions in order to obtain financing under preferential conditions.
